The benefits of planned heating maintenance

IMG_0375With our busy day to day lives the majority of us like to plan ahead and be prepared as much as we possibly can.  This may mean diarising social events, or keeping on top of meetings to ensure work commitments are met, but what about the “little things” that we feel are beyond our control – your heating system for example?

Year in, year out your heating operates in many cases with no trouble at all and becomes forgotten about until something goes wrong!  It’s the coldest day of the year and of course that’s when your boiler decides it’s had enough – then this “little thing” becomes a big problem and your number one priority.

Here at DMG Delta we never take your heating system for granted and that’s why we believe having a regular maintenance schedule in place is essential.  Whether your property is a block of residential apartments, a school, office or museum DMG Delta can help you!

How does it work?

A member of our team will attend site and carry out a full survey, we will create a bespoke maintenance package for your assets on site, comprising of the following elements:

Depending on the service level required, assets on site, and age of plant, we may feel it necessary to visit weekly, monthly, twice a year or even just once a year.  No matter the frequency, we will do our utmost to ensure your assets on site are in the best possible working order the whole year through.

We will advise you accordingly of any repairs that may be necessary and help you plan for any longer term replacement or investment plans, providing advice on timescales and budgeting. We have an excellent project management team, dedicated to effectively managing any large scale upgrade, replacement or installations.

Now we all know that obstacles arise and even with planned maintenance schedules in place, and as with any equipment there may be emergencies that cannot be foreseen – however we have that covered as well!

Electricity - Friend or Foe?

In today’s age everyone has a house full of electrical gadgets, equipment and tools. We might hear folk moaning about the gadgets, especially when they plug2 stop working, but all in all we really are reliant on electricity – life without it would be hard!

There is no doubt that in the home electrical faults are the top cause of fires, which is the opposite of fires at work (this is because at work equipment and circuits get tested – at home they generally are not).

During 2011/12 there were 37,601 accidental fires of electrical origin and 244 deaths! Of this 11,954 were cooking appliances, 2,899 electrical supply, 1,083 washing machines and tumble driers, 767 lighting and 475 dishwashers!

What is not available is the number of fires caused by chargers overheating, there is certainly records of these being the cause of some fires.

I hope we all know the dangers of electricity and no-one has any of these culprits in their home – if you have then get rid today!

Faulty PlugEven extension boards are unsafe – quote I heard the other day – they are supposed to be a temporary solution not a permanent one! If you are going to have an extension board in situ for a length of time then make sure it is fused, and perhaps even surge protected into an RCD socket.

If you find a fault at home, but more especially at work then unless you are employed as a qualified electrician then you must not attempt to repair it! Either call an electrician or take it to the dump.

If you do see someone experiencing an electrical shock then you need to know what to do. The electricity will have found a route through the body to ground – don’t add yourself into this circuit!

DO NOT touch the person until you are sure the electricity is off, otherwise there will be two casualties.

Use something that is not conductive (a wooden broom would be good), to move the electrical items away from the person.

If they are conscious take them to hospital (even when they say they don’t need to), as electricity will track through the body until it finds ground. This could mean going through the heart – there may not be any pain or other symptoms but the organs could still be burnt.

If they are not conscious call 999 or 112 as this will be an emergency!

Electrical contractors prevent downtime through planned preventative maintenance

Electrical services are some of the most important in a building. They keep the lights on, the computers working and power just about everything – even the pumps for the plumbing in many instances. But it’s the electricians and electrical contractors who keep those systems up and running.

DMG Delta are expert electrical contractors working in London (we consider inside the M25 our patch). Our fully-qualified electricians respond to electrical breakdowns and problems of course (more on that in a minute) but the majority of what we do is planned preventative maintenance to see off any problems before they can really take hold.

DMG Delta attends the Energy Solutions Show

DMG Delta attends the Energy Solutions ShowWe’ve just returned from attending the Energy Solutions Show at Olympia. Supported by the British Institute of Facilities Management, of which DMG Delta is a member.

It was a great opportunity to discuss the latest products and technologies for improving the energy efficiency of organisations. Running parallel to this show was the M&E Building Services Event. Here we heard from top speakers about new building legislation and regulatory changes.

It provided a useful reminder of the recent consolidation of building regulations, with clarification on requirements that have been in contention such as the question: When is work on a flat roof a repair and when is it a renovation requiring Part L permission?  The simplest answer is to ask us! The continuing drive for zero-carbon buildings was also put into focus with the challenge for non-domestic buildings being achieving the optimum balance between reducing heating, cooling and electric lighting demand.

As maintenance specialists, it was good to confirm the latest developments in energy management. From retrofitting boiler load optimisation devices to energy saving light bulbs and occupancy sensors, what impressed us with this 2011 show is how practical these options have become. (more…)
